Job Description:

Hawthorn Suites - Kent, WA - The Perfect Hotel for an Extended Stay or Weekend Getaway. Hawthorn Suites hotels feature spacious Studio and Townhome Suites with full kitchens and on-site guest laundry and valet service. Fitness room and outdoor seasonal pool and hot tub available. We are looking for a Engineering Supervisor to join our team.

GENERAL PURPOSE
Supervise the implementation of all property and equipment preventive maintenance and repairs, monitor life safety systems and utilities and assist in the administration of the department in compliance with all corporate/franchise standards and local, state and national codes and regulations to protect assets, guests and employees.

Supervise the day-to-day operations. Recommend and implement procedural changes. Monitor and control expenses.

ESSENTIAL DUTIES/RESPONSIBILITIES
Supervise the Engineering employees; interview, schedule, train, develop, coach and counsel, provide open communications, make recommendations to performance reviews, resolve problems and recommend discipline, as appropriate.
Implement and schedule property and equipment preventive maintenance programs in compliance with corporate/franchise standards and local, state and national codes and regulations to ensure safety, convenience and satisfaction of all guests, managers and employees, to protect the assets and maintain the property in first class condition.
Prioritize service requests; schedule and monitor the service performed to ensure customer satisfaction, safety and convenience.
Test and examine the life safety systems to ensure they are 100% operational at all times to protect the asset, guests and employees.
Monitor utility consumption to determine the effectiveness of current systems.
Review purchase requests and monitor expenses to ensure budgeted goals are met/exceeded.
Assist in the administration of the department by preparing and maintaining schedules, logs, records or other documentation to ensure a smooth operation and minimize liabilities.

OTHER DUTIES/RESPONSIBILITIES
May assume the responsibilities of the Director of Engineering in his/her absence.
Perform special projects and other responsibilities as assigned. Participate in task forces and committees as required.

SUPERVISORY DUTIES -
Supervise two to ten employees.

JOB QUALIFICATIONS

Knowledge:
Must have special skills and experience in a construction trade such as plumbing, electrical, carpentry, HVAC.
Must have skill and ability to handle building mechanical systems and controls, electrical systems, energy management, interior finishes and products and basic management/supervisor skills.
May require ability to drive a pick-up truck.

Skills:
Excellent hearing required to communicate with staff and guests.
Excellent vision required to visually inspect equipment.
Excellent speech communication skills required to communicate with staff and guests.
Excellent comprehension and literacy required. In charge of entire department at times; work orders, reports, etc.

Abilities:
Frequent lifting, pushing, pulling and carrying required to inspect and repair.
Frequent bending and kneeling required to inspect and repair.
Mobility - 100% required to quickly reach all areas of hotel in emergency situations.
No continuous standing required.
Climbing stairs of approximately 90 steps 10% of 8 hours.
Climbing ladders approximately 8 feet 10% of 8 hours.
Driving - may need to drive company pick-up truck 10% of hours to get equipment and supplies.

Education/Formal Training
Minimum of two years college, or equivalent in trade school, or training in property management.

Experience
Minimum of two years experience in building maintenance.
Material/Equipment Used
Chemicals/agents used: Infrequent use - pesticides, paint, oil.
Saw, drill, hand tools.

Environment
Work inside 90% of 8 hours; outside 10% of 8 hours.
Abnormal temperatures - 5 to 95 degrees.
